The financier purchased a more modest island - Little St James - originally in 1998, but subsequently obtained the bigger Great St James in 2016 for approximately $22.5 million.
These photos indicate he had drawn up development schemes to transform the substantial island by erecting homes, an performance venue, an underwater office and a pool.
Marked on the drawing is a local waterway, a strait in the US Virgin Islands, indicated on the south-eastern section.
This development map is covered in notations in red and contains a notes section labelling different sections of the estate.
Alongside this are what appear to be several other property layouts and construction drawings, such as designs for dock shelters.
